Exclusive living in a top sunny location

This project stands out partly due to it being situated on the edge of a slope and therefore in an unspoilt location with natural proximity to the Inn promenade, but also due to it being close to the centre. The surrounding area benefits from excellent infrastructure with superb public transport links and just as many cycle paths.

Balconies & patios

The balconies and patios are designed using IPE panels and wooden flooring on an aluminium substructure and thermally separated using Isokorb.

Window, patio and balcony door components: we use plastic components with a 6-chamber profile insulating wedge, metal insert and triple heat insulation glazing Uw 0.9 W/m². The windows are partly designed as side hung or tilt and turn windows; the doors on the patio are designed as lift and slide doors. They are installed in RAL assembly in accordance with the ÖNORM standard.

Interior construction

Wall surfaces: bricks and/or concrete walls are rendered with limestone/gypsum plaster and with limestone/cement plaster in wet rooms and painted white. The ceilings in the living spaces are smoothed and painted white. Plasterboard facings are smoothed and painted white. Floor structure: sufficient footfall sound insulation is provided in the living spaces. The floating heated screed is concreted over this.

  • Flooring: we lay TRAPA bog-look oak natural STORICO in all living spaces except wet rooms.
  • Tiling: Brazil black rough split slate 1200x600x15 mm
  • Internal doors: JOSKO Met frames in oak master form in oiled bog-look oak

Warranty

We explicitly point out that the silicone joints in the property units are deemed to be maintenance joints. Silicone joints therefore have to be checked by the buyer at least once a year and repair work must be carried out as required. The warranty for the silicone joints’ tightness is valid for six months after the property is ready to move into by mutual agreement.

Insulating glass panes: the seller does not supply a warranty for any glass breakage caused by thermal conditions. A build up of heat behind the insulating glass panes or the uneven heating up of pane surfaces must be avoided at all costs. If sun protection is provided inside, it must be ensured that there is a sufficient gap between the pane and the sun protection. If insulating glass panes are painted or taped over, there is a risk of breakage due to expected localised direct sunlight. The same also applies to heaters, radiators and other heat-emitting factors near an insulating glass unit.

Heating installations

Heating supply: this is provided by a gas combustion system and controlled by an outdoor temperature sensor and night setback. The individual rooms are heated by underfloor heating, which is controlled individually using a flow meter.

Hot water preparation: the hot water requirements are covered by the heating system. Metering and calculation acc. to HVS planner.

Sanitary installations

WC system: wall-hung wash-down WC with 2 buttons, one long and one short flush.

  • Bathtub: Schröder Gomera Oval
  • Shower: tiled with shower channel – flush-mounted Hansa 4000 box Patio and/or garden water connection: anti-frost external fitting Kemper/Shell

Electrical installations

Every house has its own meter in the utility room and the distributor is in the utility room. Every apartment also has its own meter in the centralised utility room and the apartment’s distributor is in the corridor/hallway. The S1 program from Berker is used for the switches and sockets.

  • Corridor/hallway: 2 toggle switches, 1 ceiling light outlet, 2 sockets, doorbell system with installed ringing mechanism and intercom system, apartment’s fuse box
  • Kitchen: 1 off-switch, 1 ceiling light outlet, 1 wall light outlet for indirect lighting, 4 additional sockets, oven connection socket with oven connection cable, socket for dishwasher, fridge, extractor
  • Living room: 2 off-switches, 1 ceiling light outlet, 4 sockets, TV connection socket
  • Bedroom/children’s room: off-switch, ceiling light outlet, 3 sockets
  • Bathroom: off-switch, ceiling light outlet, wall light outlet for mirror light
  • Storage room: off-switch, ceiling light outlet, socket, connection for washing machine
  • Balcony/patio: 1 off-switch, 1 wall outlet
  • House entrance: 1 light outlet
  • Satellite: provision in living room and in all bedrooms

Outdoors/shared areas

Garden area: planted without shrubs and trees and separated from the drive and parking space by a wire mesh fence: the drive to the individual houses is tarmacked and separated from the garden area. The parking spaces are tarmacked.
